Malta’s new-build market is crowded with listings. Almost all of them are posted by agencies. We’re not an agency. We’re the developer. Every project above was designed, built and is sold by LJ Projects, which means when you ask about a floor plan, a completion date or a price, you’re asking the people who poured the concrete.

We currently have five new property developments for sale across Malta, new construction homes we design and build ourselves: Azure Villas in St Julian’s, Coral Residences in Sliema, Azure Heights in Swieqi, and Msida Suites and One Pietà in the central corridor. Two further Swieqi projects: Altura (delivered September 2026) and Adeena, are fully sold; they stay on this page as a record of what we build.

New Apartment Projects in Malta

Most of our new construction homes are apartments and maisonettes, from compact one-bedroom units to large family apartments:

• Azure Heights, Swieqi: 1 and 2 bedroom apartments and maisonettes from 61 to 159 m² from €330,000. Completion December 2027.
• Coral Residences, Sliema, five exclusive 3 bedroom apartments in one of Malta’s most desirable seafront towns. Coming soon.
• Msida Suites, Msida, new 1 and 2 bedroom apartments in central Msida, close to the University of Malta.
• One Pietà Pietà, new 1 bedroom apartments in a highly connected central location.

One and two bedroom apartments in Msida and Pietà suit first-time buyers and investors looking for rental demand; three bedroom apartments in Sliema and larger units in Swieqi are designed for families and owner-occupiers.

Luxury Villa Projects in Malta

New-build villas are rare in Malta’s central coastal towns. Azure Villas is our most exclusive upcoming development: a private collection of just eight luxury villas in St Julian’s. Each villa is designed as a standalone residence with its own swimming pool, generous indoor and outdoor living space and sea views. Plans and pricing will be shared first with buyers who register their interest.

Penthouses in Malta

At Azure Heights in Swieqi, the top floor is made up of two 2 bedroom penthouses of 111 m² and 135 m², each with its own private rooftop pool and panoramic views from the heights of Swieqi. Why Buy Direct From the Developer

No Agent Fees, No Middlemen

In Malta, agency commission is typically shared between buyer and seller and folded quietly into the asking price. Buying direct from the developer removes that layer entirely. The price you’re quoted is the price we set, not a price with someone else’s margin built in.

It also means you get a straight answer. An agent representing forty properties across a dozen developers cannot tell you why a particular wall is where it is, or whether the completion date is realistic. We can.

One Point of Contact, From Plans to Keys

You’ll deal with the same team from your first viewing to your final handover, and afterwards. There’s no hand-off between the agent who sold it, the contractor who built it, and the office that handles snagging. It’s all us, which is uncomfortable for us and useful for you: we can’t blame anyone else.

Built by the Team That Sells It

LJ Projects has been recognised as Best Developers of the Year and Best Luxury Developers of the Year. But awards are easy to print on a website. The better test is the finished work: our completed developments, including Azure Residences in Sliema, delivered in 2025 with 200 m²+ apartments fifty metres from the seafront, and Altura in Swieqi, delivered in 2026, are all standing, occupied, and available to visit.

Where We Build

We don’t build everywhere. We build in localities where we understand the demand and where we’d live ourselves.

• Msida: Msida Suites, 1 & 2 bedroom apartments. Release date April 2028.
• Pietà: One Pietà, 1 bedroom apartments. Release date August 2029.

Swieqi is leafy and elevated, ten minutes from Paceville but insulated from it. Sliema and St Julian’s are the island’s commercial and seafront heart. Msida and Pietà are the central corridor, unglamorous, extremely well connected, and where the smart rental money has been going.

What This Means for Your Purchase

Off-plan purchases in Malta are staged: a deposit on the promise of sale, then payments against construction milestones, then the final balance on delivery. Because we’re the developer, we set those stages and we can explain exactly what each one buys.
